Apartment Maintenance Technician Job Description Template
The Apartment Maintenance Technician is responsible for the upkeep and maintenance of the apartments and grounds. This includes but is not limited to: painting, drywall repair, appliance repair, general repairs, light plumbing and electrical work, pressure washing, janitorial duties such as cleaning common areas and units when necessary. The technician will also be responsible for snow removal in the winter months. The ideal candidate should have experience in basic handyman work and be able to take direction well.
Apartment Maintenance Technician Job Responsibilities
- Perform general maintenance and repairs on apartment units, including but not limited to: painting, drywall repair, minor electrical and plumbing repairs, appliance repair/replacement, cabinet repair/replacement, flooring repair/replacement, etc.
- Coordinate with outside vendors for major repairs that cannot be completed in-house.
- Perform regular preventative maintenance on all apartment units and common areas, including but not limited to: checking smoke detectors/fire sprinklers, testing alarm systems, replacing light bulbs and filters, inspecting appliances and HVAC systems, etc.
- Maintain cleanliness of all common areas and perform light janitorial duties as needed.
- Respond to resident requests in a timely manner and provide excellent customer service at all times.
Objectives
- To ensure that all apartments are kept in a clean and wellmaintained condition at all times.
- To carry out scheduled and preventive maintenance tasks in all apartments, as per the instructions of the Apartment Maintenance Manager.
- To attend to tenants’ repair and maintenance requests promptly and efficiently, ensuring that their concerns are addressed satisfactorily.
- To liaise with outside contractors for repairs or renovations that fall outside the scope of work of the apartment maintenance team.
- To keep accurate records of all maintenance work carried out in each apartment, including details of materials used, labor costs, etc., for future reference.
Apartment Maintenance Technician Job Skills & Qualifications Needed
- Some basic qualifications for an apartment maintenance technician include a high school diploma or equivalent, and prior experience in building maintenance or a related field. Many employers also prefer candidates who have completed a formal apprenticeship or training program in apartment maintenance. Strong communication, customer service, and problemsolving skills are also important for this role.
